That is the appeal and that is the challenge. A well-kept Queen Anne two blocks off the Square is a wonderful house. It has also, in all likelihood, had plumbing added, replaced and rerouted by half a dozen different people across a hundred and twenty years, and some of that work is behind plaster that nobody wants to disturb.

We like working on these houses. It requires more patience and better diagnosis, and it rewards both.

Historic housing, modern expectations

The recurring theme in Woodstock's older neighborhoods is pipe that has outlived its design life. Galvanized supply lines that have closed down to a fraction of their bore. Cast iron waste stacks thinning from the inside. Clay laterals under trees that were mature when Eisenhower was president.

The complication is access. Plaster and lath is far less forgiving than drywall, and original trim and flooring deserve to be worked around rather than through. That means planning routes carefully, using flexible materials where they help, and accepting that a repipe here takes longer than one in a 1998 subdivision.

There is also real value in these homes that a careless repair damages permanently. We would rather spend an extra hour finding a route through a closet than open a plaster ceiling that has been intact since 1910.

Newer Woodstock is a different conversation

The subdivisions that grew on Woodstock's south and west sides through the 1990s and 2000s are conventional modern construction — copper or PEX supply, PVC drains, and the same equipment-age wave affecting the rest of the county.

Those homes are on municipal water with the same extreme hardness as the region, so water heater lifespan, softener sizing and fixture wear all follow the familiar pattern.

Properties outside city limits are frequently on private wells, which brings the iron-then-hardness treatment sequence into play. We test before recommending anything on a well.
