The articles, service pages and location pages on this site describe how we approach plumbing work in and around Lake in the Hills, Illinois. They are written to help you make informed decisions — they are not a diagnosis of your specific system, and they are not a substitute for having a licensed plumber look at your home.

Housing stock, water chemistry, soil conditions and local code all vary. What is correct for one house on your street may not be correct for yours.

Pricing information

We deliberately do not publish fixed prices on this site. Our service pages explain the factors that drive cost so you can evaluate any estimate — ours or anyone else’s — but they are not quotes and they do not constitute an offer.

A binding price comes only from a written estimate for your specific job, after we have seen it. For emergency work, we give you the price before beginning any work, including any after-hours premium.

Estimates and scheduling

Estimates for non-emergency work are free and carry no obligation. Estimates are valid for a reasonable period and may change if the scope changes, if hidden conditions are found once work begins, or if material costs move significantly. We will tell you before doing anything that changes the agreed price.

Appointment times are our good-faith best estimate. Emergency calls can displace scheduled work; when that happens we contact you rather than leaving you waiting.

Do-it-yourself guidance

Some articles describe steps a homeowner can safely take — shutting off a valve, flushing a water heater, testing a sump pump. You undertake any such work at your own risk. Never attempt gas work, and never use an open flame to thaw a pipe. If you smell gas, leave the building and call 911 and your gas utility from outside.

Permits and licensing

We pull permits for work that requires them and itemize the fee separately. Nothing on this site should be read as encouragement to perform permitted work without a permit or without a licensed contractor.
