Sun City Huntley alone is thousands of Del Webb homes built largely between the late 1990s and the 2010s. That means an enormous number of houses hitting the same maintenance milestones within a few years of each other. When water heaters installed in 2005 start failing, they do not fail one at a time across a decade. They fail in a wave.

The rest of the village — Talamore, Covington Lakes, Southwind, Wing Pointe, Northbridge and the newer sections out toward Route 47 — follows the same pattern on a slightly different timeline. It makes planning ahead unusually valuable here.

New-ish construction, mature-ish equipment

Huntley homes are structurally young. The piping is copper or PEX, the drains are PVC, the venting is modern, and the sewer laterals are not fighting hundred-year-old clay joints. Structural sewer failures are rare here.

What is not young is the equipment. A water heater installed with a 2004 house has been drinking extremely hard water for two decades. A sump pump from the original build is well past its seven-to-ten-year expectancy. A builder-grade softener sized to a generic specification has almost certainly been undersized for our actual hardness from day one.

That last point matters more in Huntley than anywhere. Builder-installed softeners were frequently specified for average water, not for the extreme range we actually have. If yours regenerates constantly, burns through salt, and still leaves spots on the glassware, it is not broken. It was too small the day it was installed.

Sun City and the 55+ consideration

A large share of our Huntley work is in Sun City, and those homes come with their own priorities. Ranch layouts mean the water heater and softener are often in a utility closet rather than a basement, which changes access and sometimes the equipment that will fit.

Matt did a great job of rebuilding our existing pond in the waterfall area, creating a stream 3 steps high. The pond, about 8' x 18' has never looked more beautiful. He took the existing falls area and curved it to flow down a new mound which he created and added some additional boulders and slabs to enhance the look. We absolutely love it. Beautiful and peaceful. Matt was very professional and his training from Aquascape was very evident along with his plumbing background. His price was fair and his work was well done. We also had Matt clean the pond first and he did an excellent job of that as well. He rearranged the rocks after washing them and cleaning debris from the pond. The fish were kept in a large portable pool using the water from the pond (to prevent fish from being overly shocked) while he and another guy did the cleanout. He also treated the pond with healthy bacteria. Matt was prompt and got the job done in one day.
